Delinquent properties sold; tradeport leases renewed

United International is moving to 55 Capital Blvd. in Rocky Hill.

Six Connecticut investment properties, including one in midtown Hartford, have changed hands recently.

Broker Northeast Private Client Group said it arranged sales of the six. All of the properties had been collateral on a handful of realty mortgages on which borrowers had fallen behind or stopped paying the debt.

Northeast represented either the buyer or seller in the transactions:

• A $1.3 million note and mortgage secured by 527 Farmington Avenue, a mixed-use property in Hartford, and a multifamily property at 54 Grafton St.;

• A $795,000 note and mortgage secured by a multifamily property at 204-206 & 210-212 Derby Ave. in Derby;

• A $318,715 note and mortgage secured by a New Haven multifamily 215 Blake St.; and

• A $993,750 note and mortgage secured by a Bridgeport multifamily portfolio at 697-709, 689, 708-710 & 727-737 Hallett St.

United’s Rocky Hill space

Civil engineer United International Corp. is moving July 1 into 6,713 square feet at Corporate Ridge Office Park in Rocky Hill.

United recently signed a seven-year lease on space in one of the buildings at 55 Capital Blvd. from Boston landlord New Boston Fund Inc. Financial terms weren't disclosed.

Other park tenants include Verizon, Brown & Brown Insurance and Hess Corp.

CB Richard Ellis represented New Boston Fund.

McLaughlin Real Estate represented United.

NE Tradeport renewals

Two tenants in the mammoth New England Tradeport straddling Windsor and East Granby have renewed their leases with landlord Griffin Land, authorities say.

AAR Corp. extended its lease and boosted its space more than a third, to 71,873 square feet from 48,457 square feet at 754 Rainbow Road, in the shadow of Bradley International Airport.

Based in North Andover, Mass., AAR sells and leases new, used and overhauled aviation components.

Another tenant in the same building, window- and skylight-products distributor Velux, signed a long-term extension of its 49,266-square-foot lease.

Financial terms for both tenants weren't disclosed.

Based in New York City, Griffin is one of Connecticut's biggest landlords and landscape-nursery suppliers.

Enfield Hot Table

Massachusetts' Hot Table Panini Restaurant has chosen Enfield for its first Connecticut location.

Hot Table leased space at 83 Freshwater Blvd., a shopping center next door Costco Warehouse Club, off I-91.

It has two other casual-dining restaurants are in Springfield.

Wethersfield's New England Retail Properties Inc. represented the landlord.

Colebrook Realty represented Hot Table.

Gannett Fleming’s move

Engineering-designer Gannett Fleming moved its office from Manchester to Rocky Hill.

Its new address is 2189 Silas Deane Highway, Suite 17.

Fleming's design services are focused on transit and rail projects, railroad signal systems, and traction power systems.

United Rentals’ yard sale

United Rentals Inc. has put its 2.61-acre equipment rental yard in Manchester up for sale with a $775,000 price tag, authorities say.

The fenced-in industrial yard at 166 Colonial Rd. has a 13,800-square-foot building, containing 1,920 square feet of office space, on it.

Sentry Commercial is the listing agent.

$1.1M Windsor site

A vacant office-industrial building at 130 Addison Rd. in Windsor is on the market for $1.1 million.

Hedlom Realty is the owner.

According to online data, the 38,093-square-foot building has three sections erected variously from 1968 to 1978. Each has offices in the front with assembly, storage and manufacturing space in back.

Sentry Commercial is the listing agent.

Basket Gallery’s space

The Basket Gallery LLC leased 1,000 square feet of retail space at 55-57 State St. in North Haven.

H. Pearce Commercial Real Estate represented both tenant and landlord, John DeChristofaro, in the lease.

GoodTV’s Guilford lease

GoodTV LLC leased 360 square feet at 2415 Boston Post Road in Guilford.

GoodTV owner Zinka Benton said the firm specializes in designing Web sites.

The Geenty Group, Realtors was sole broker in the lease with landlord Mariner Properties LLC.
