Windsor bldg. collateral in Griffin’s $10.6M refi

Landlord Griffin Industrial Realty Inc. has refinanced a $10 million mortgage, using one of the warehouse-distribution buildings in its New England Tradeport as collateral.

Griffin, a publicly traded New York City-based real estate developer/landlord that has major operations in Bloomfield, said one of its units refinanced the mortgage with Berkshire Bank, secured with its 100 International Drive industrial building.

The 10-year note replaces a previous loan that was due to mature in Feb. 2019, Griffin said. The new loan bears a 4.39 percent rate

The 304,000-square-foot building is one of several that comprise the tradeport straddling East Granby and Windsor, in the shadow Bradley International Airport.

National tire distributor Tire Rack is a sizable tenant in the building.

Tallan to occupy United Bank’s Glastonbury office space

Rocky Hill software developer Tallan Inc. has sublet United Bank's Glastonbury office space for its new home.

Tallan, presently housed in the Corporate Ridge office-industrial campus, at 175 Capital Blvd., plans a late November move into 22,661 square feet at 45 Glastonbury Blvd. that United Bank is vacating to relocate by yearend to the Goodwin Square office tower in downtown Hartford.

Sentry Commercial represented Tallan in lease talks with United Bank and its broker, CBRE-New England.

Ozick Drive, Durham deals

A series of commercial-industrial leases and property sales totaling more than 25,000 square feet were recently signed on properties located in Durham's Ozick Drive neighborhood, abutting the Wallingford border. O,R&L Commercial was sole broker, except where noted.

At 42 Ozick Drive, Unit 6, Geiss AG, a German maker of thermoforming machines and computer numerically controlled (CNC) specialty trimmers leased 3,400 square feet for its Geiss LLC manufacturing unit. Warren Battista LLC is landlord.

At 48 Ozick Drive, a newly built, 18,000-square-foot industrial flex building, CT Communications signed for 6,000 square feet for its sales-service of phone data systems, network cabling, video and surveillance systems. T A Durham LLC is landlord. Coldwell Banker represented the tenant.

In the same building, Battle Werx LLC leased 2,940 square feet for its custom assembly of Glock handguns. Battle Werx is presently based in Wallingford.

At 51 Ozick Drive, Nosal Properties sold the 9,000-square-foot light-industrial/flex building to Steven Calvo for $805,000. O,R&L represented the seller. Charter Oak Real Estate represented the buyer.

At 57 Ozick Drive, A Second Chance CPR and First Aid Training LLC signed for3,000 square feet. 50 Ozick Drive Realty LLC is landlord.

Also, Care One Security, a medical-alert vendor, leased 2,000 square feet.

The Exchange tenant relo

Dialysis Clinic Inc. (DCI) recently completed its relocation into 11,846 square feet at The Exchange office building in Farmington.

DCI relocated to 270 Farmington Ave. from next door, at 230 Farmington Ave., said tenant-broker Sentry Commercial. CBRE-New England represented landlord Acre Group.

Starling’s Rocky Hill suite

Starling Physicians Dermatology has opened a new 4,980-square-foot treatment suite in Compass Point Professional Park at 1111 Cromwell Ave. in Rocky Hill.

Sentry represented Starling. CBRE-New England represented landlord Woodgreen Compass Point LLC.
