Awning manufacturer buys Naugatuck building for $1.2M to expand in CT

A New York-based awning company has purchased a Naugatuck manufacturing building for $1.2 million to expand its operation in Connecticut, brokers said.

Charles Collishaw, owner of Dean Awnings based in Orangeburg, N.Y., acquired the 57,500-square-foot building at 550 Spring St. from Multi-Metal Manufacturing, which vacated the facility last year, said Ed Godin Jr. of Godin Property Brokers LLC in Middlebury.

Collishaw plans to use part of the building, set on 15 acres, to move the Connecticut division of his awning products manufacturing business from Middlebury, said John Famiglietti of Middlebury-based real estate firm Drubner Commercial, who represented the buyer.

The awning company currently has eight Connecticut employees and plans to expand to 30 at the Naugatuck location, Famiglietti said.

The building also houses Naugatuck yogurt-maker YoCrunch, which will remain at the site, and there is room for additional tenants, Famiglietti said. The sale closed on Feb. 26.

North Haven strip mall fetches $389K

The Green Acres Mart, a 6,000-square foot, five-unit retail plaza at 1872 Hartford Turnpike in North Haven, sold last week for $389,000, brokers said.

One of the tenants, New Green Acres Package Store owner Vipul Patel, bought the building, said Colonial Properties Inc. of Orange, which represented all parties.

Other tenants include a butcher shop, hair salon, barber shop and computer repair business.

West Haven industrial building sold for $225K

A Milford offset printing company has purchased a light industrial building in West Haven for $225,000, Colonial Properties said.

The buyer, Panagrafix, plans to use the 20,520-square-foot building on 1.8 acres at 50 Fresh Meadow Road for a print shop, the real estate company said. The building formerly housed Seaboard Metal Finishing.

Colonial Properties represented the seller, Fresh Meadow Properties LLC, while Colonial Realty in Fairfield represented the buyer.

Chiropractor buys Madison office condo for $185K

A 1,406-square-foot office condominium in Madison sold recently for $185,000, brokers said.

Madison chiropractor John Mastrobattisto bought the property at 71 Bradley Road, unit 5, from Bradley Road Associates to use for his practice, said Joel Galvin of Pearce Real Estate, who represented both parties.

Fitness company leases Old Saybrook office space

Whole Health Wellness LLC has leased a 233-square-foot space in the Old Saybrook Business Park at 139 Mill Rock Road East, The Geenty Group Realtors of Branford said.

The company, which provides personal fitness training, Reiki training and other health-related services will house its offices there, said The Geenty Group, which represented both the tenant and landlord, Mill Rock Leasing LLC.
