Four months after the West Hartford Town Council approved a massive apartment complex at 1700 Asylum Ave., part of the former University of Connecticut branch campus, the development has sold for more than $22 million.
The sale to Milwaukee-based Garden Homes Property Management Corp. was announced by commercial real estate firm Colliers, which represented the seller, Domenic Carpionato of West Hartford 1 LLC. The sale, for $22.24 million, closed Aug. 19, it said.
John Cafasso, of Colliers, brokered the deal.
The property that sold, located at the intersection of Asylum Avenue and Trout Brook Drive, includes 14.86 acres that will be developed into a four-building, 322-unit apartment complex known as The Residences at Heritage Park. The sale doesn’t include a nearby parking lot and ball fields, located on 8.9 acres, which remain owned by West Hartford 1.
The development will include both market-rate and affordable housing units. According to the plans approved by the town in April, the complex will include 115 one-bedroom and 207 two-bedroom apartments. The development will also feature a community green, public sidewalks along Trout Brook Drive and outdoor amenities for residents and neighbors.
“The people who live and work in this area have waited a long time for the empty campus to re-emerge in a way that befits the size, scale and natural features of this iconic property and its surrounding neighborhood,” Cafasso said. “This is a project that will connect new residences for West Hartford with the existing neighborhood, Trout Brook Trail and ballfields.”
Carpionato said the sale marks an important milestone for the project.
“Today’s sale of part of the 1700 Asylum Ave. property to our apartment development partner, Garden Homes, clears the way to bring The Residences at Heritage Park to life,” he said.
The 1700 Asylum project is the first phase of the Heritage Park mixed-use village development project being led by Carpionato. The second phase, west across Trout Brook Drive at 1800 Asylum Ave., is still under review by the town.
