Affordable housing project pitched for New Haven’s Greater Dwight neighborhood

A new mixed-use development is being pitched for Orchard Street in New Haven, as part of a long-term plan to bring much-needed affordable housing units to the city. 

The proposed project will feature a new four-story, 3,650-square-foot building with nine affordable residential units at 410 Orchard St.

The applicant, 410 Orchard Street LLC, is a subsidiary of the Greater Dwight Development Corp. 

Currently, the parcel has a vacant 1,800-square-foot, two-story building that was previously used as a two-family dwelling with a barber shop on the first floor. It has been vacant for many years, and will be demolished to make way for the new project.

According to the site plan application, which will go before the City Plan Commission this week, the development calls for six, two-bedroom units and three, one-bedroom units. Two of the units will be available to families earning up to 50% of the area median income, while seven units will be leased to those earning up to 80% AMI, according to the application.

Greater Dwight Development is a nonprofit focused on job training, affordable housing development, and neighborhood revitalization.

The group is spearheading this project as the first phase in a larger 10-year plan to develop 25 affordable housing units in the neighborhood, according to the application.

Roughly 1,300 square feet of space on the ground floor of 410 Orchard will house the offices of the Firebirds Society of Greater New Haven Inc., a nonprofit supporting the recruitment and retention of minority firefighters in the New Haven Fire Department.
