Ammo entrepreneurs buy Wethersfield office property for $2.2M

The owners of a bulk ammunition business have bought the former HQ of Qualidigm in Wethersfield at 936 Silas Deane Highway.

The owners of an online bulk ammunition business have acquired healthcare consultancy Qualidigm’s former Wethersfield headquarters for $2.2 million.

Delmic Properties LLC was the winning bidder at a recent online auction of 936 Silas Deane Highway, according to the seller’s broker, Philip Gagnon, principal at Colliers International in Hartford.

Delmic Properties is owned by Miodrag and Dajana Delmic, who are spouses that also own, through a separate LLC, Target Sports USA in Cheshire.

In an email to HBJ, Miodrag Delmic said the pairs’ plans for the 44,000-square-foot building don’t involve Target Sports. Rather, they intend to invest in renovations, including a new parking lot, landscaping, siding, and possibly an elevator. 

“The property is absolutely beautiful on the inside and we will make sure that the outside matches,” Delmic said.

The property had been on the market for several months at an asking price of just under $4 million when Qualidigm announced that it would be closing down.

Soon after, it was scheduled for a three-day auction, hosted by commercial real estate virtual auctioneer Ten-X. The winning bid price was just slightly more than what Qualdigm paid for the property back in 2016.

Though the COVID-19 pandemic has damaged the area office market and some area brokers have said they expect to see vacancies rise in the year ahead, Delmic is convinced that employers will get fed up with telecommuting and that there will still be demand for physical space, particularly if emerging vaccines are effective.

“Working from home does not work, it does not promote collaborative work, it is not effective or efficient,” he said. “It is just a matter of time before all this is behind us.”

many have to almost destroy their businesses before they react.
