The single-family home market continued to see higher prices and greater sales volume to kick off 2021, according to the Greater Hartford Association of Realtors.

There were 448 sales in Greater Hartford during the first month of this year, up 7.7% from 416 sales in Jan. 2020, GHAR said. Meanwhile, the median sale price jumped nearly 21% year over year, from $236,700 to $285,750.

Compared to Dec. 2020, sales volume was down from 747 sales, while the median price was up from $279,900.

“January showed the same strong housing numbers in our market that we’ve seen most of last year,” GHAR CEO Holly Callanan said in a statement. “The continued demand is a good sign for those looking to sell.”

Condominium sales jumped nearly 46% year-over-year in January, rising to 140 from 96 in Jan. 2020. The median price fell 17.2%, however, to $153,450, GHAR said.
