Auto paint company expanding in CT with Enfield lease

A national auto paint and equipment company is expanding in Connecticut with a 45,000-square-foot lease in Enfield. 

Albert Kemperle LLC/The Wesco Group secured a five-year lease for industrial space at 215 Moody Road, which will be the company’s distribution center for the Northeast.
 
In January 2022, Wesco Group, a paint, body and equipment distributor in the western U.S. and Canada, acquired Albert Kemperle Inc., another auto paint, body and equipment company founded in Brooklyn in 1940.

The company now has 283 locations around the U.S., including three shops in Connecticut that supply auto body shops with paint and equipment. 

Albert Kemperle/The Wesco Group will move into the space in late January after making minor modifications to the space, according to Sean Vandale, Albert Kemperle’s director of sales and operations for New England and upstate New York. The new distribution center will add about 15 new jobs for drivers, warehouse workers and managers. It will serve New England and upstate New York, he said.

The company had been looking for a central location in New England for about a year, and the Enfield site was accessible and affordable, Vandale said.

The building is owned by 215 Moody Road LLC, whose principals — Adrian C. Edery, David Marasow and Avraham Mehl of Brightpoint Investments — purchased the property in April 2022 for nearly $7 million.

Edery, who is also principal of TwinPeaks Asset Management LLC, said the building was previously owner-occupied by Preferred Display Inc.

After taking ownership, Edery said leasing activity was slow, but it’s picked up in the last six to eight months.

Many industrial tenants with expiring leases face rent increases, and his space is more affordable, he said. The Wesco Group is leasing its space for $5.25 a square foot with a 3% annual increase, Edery said. 

The building has a total of 167,000 square feet, with 24,000 square feet of office space, the majority of which is leased; around 40,000 square feet of industrial space still available.
