A Berlin developer says it's secured all necessary approvals to move forward with the planned construction of an industrial and office complex on vacant land in Cromwell.
The town's planning and zoning commission recently granted site plan approval for JLN Contracting, led by owner Jack Neubieser and general manager Jay Stuart, to build two, 31,500-square-foot industrial buildings and an adjacent 4,200-square-foot office building at 70 Commerce Dr.
Neubieser and Stuart in an interview Tuesday said they plan to acquire the 8.2-acre property, which is currently owned by Henry Vasel, in the next year, or as soon as a tenant leases the incoming industrial facilities.
The office building will serve as JLN's new headquarters, Neubieser said. The company currently occupies office space in Berlin owned and shared by Colossale Construction Co. on Christian Lane.
Construction of the three-building development will likely begin when JLN secures a tenant for the site. The estimated cost of the project was not disclosed.
According to plans, the three one-story buildings will be accompanied by an 86-space parking lot.
Town records show JLN also plans to acquire a small piece of land from the town at 50 Commerce Dr. to create driveway access to 70 Commerce Dr. The town council authorized those plans in May.
JLN is marketing the property with help from commercial real estate broker Cushman & Wakefield Inc.’s Hartford office.
Neubieser said he’s hopeful the development will attract a tenant that ships their products through e-commerce giant Amazon, which recently announced plans to build a nearby 400,000-square-foot fulfillment center at 120 County Line Dr. As previously reported, that project is expected to create hundreds of full-time jobs.
Founded by Neubieser in 2010, JLN Contracting in 2018 added a satellite office in Auburn, N.H., in an effort to offer commercial construction and renovation services across the New England region.
JLN recently completed renovations at JCPenney's former distribution facility in Manchester, and built a 40,000-square-foot warehouse/distribution for wholesale florist Cromwell Growers on Main Street.
