BJ’s pays $71.6M for refrigerated warehouse in Rocky Hill

BJ’s wholesale club recently paid $71.6 million for a 236,967-square-foot logistics center on 92.6 acres in Rocky Hill, according to town sources.

Delaware-based Burris Logistics sold the building and property at 490 Brook St. to BJ’s Wholesale Club, of Westborough, Massachusetts in a deal recorded May 4, according to town land records. The town assessor’s office said the sale price was $71.6 million.

According to CoStar, the sale was part of a four-property portfolio sale to BJ’s that included the Rocky Hill property, along with others in Maryland, Florida and Kentucky.

BJ’s announced in January that it would acquire the four refrigerated distribution centers and an associated transportation fleet from Burris Logistics, a longtime distribution partner for the retailer.

The transaction allows BJ’s to in-source its supply chain of perishables, according to the release. Financial terms were not disclosed.
“For more than 20 years, we have enjoyed a true partnership with the Burris Logistics team as we distribute the freshest perishable products to clubs throughout our chain,” the January release quoted BJ’s President and CEO Bob Eddy. “As we continue to accelerate our new club growth, broaden our footprint, and expand our fresh food offerings, we are excited to in-source these capabilities to support our future growth.”

Burris Logistics is a 90-year-old family business that provides temperature-controlled distribution and logistics services to clients across the United States, according to the January release. For decades, Burris Logistics has supported the daily supply chain operations for BJ’s perishable business.

“Burris Logistics has been proud to partner with BJ’s on its growth and transformation over the last several years,” Burris Logistics CEO Donnie Burris said, according to the release. “This acquisition represents the next chapter in Burris Logistics’ evolution and presents amazing opportunities for both BJ’s and the team members at these distribution centers.”
BJ’s said it would take on Burris staff as part of the transaction. The acquisition was subject to regulatory approval, and the release in January anticipated a second-quarter 2022 closing.

BJ's Wholesale Club operates 225 clubs and 156 BJ's Gas locations in 17 states, according to the January release.

Burris Logistics operates temperature-controlled warehousing and distribution centers from Maine to Florida and as far west as Oklahoma, according to the release. The company’s brands include Burris Logistics – an ecommerce fulfillment, distribution and warehousing enterprise; Honor Foods - a redistributor of frozen, refrigerated and dry foodservice products; and Trinity Logistics – a global freight solutions provider.
