Branford industrial property sells for $3.3M

A 24,000-square-foot industrial building at 40-44 East Industrial Rd. in Branford has sold for $3.3 million.

The property, which sits on 4.63 acres, has been the longtime home of CAS Medical Systems Inc., which manufactures and distributes blood pressure and other health monitoring devices. California-based Edwards Lifesciences acquired the company in 2019.

The buyer, North River Co., a real estate investment and management firm, plans to use the building as a cold-storage warehouse.

Rich Lee and Tim McMahon of O,R&L Commercial of Branford represented the seller, Albany Road – Branford II LLC, in the transaction. Matt O’Hare of CBRE-NE represented the buyer.

Office space leased in Guilford 

An insurance salesperson has leased a 969-square-foot unit at 652 Boston Post Rd. in Guilford.

The new tenant, Craig Tracz, plans to use the space for his insurance office. Tracz is affiliated with State Farm, according to his LinkedIn profile.

Terms of the lease were not disclosed.

Cheryl Morris of The Geenty Group was the agent for the landlord, Orenstein Properties LLC.  Alicia Mahon of William Pitt Sotheby’s in Guilford represented the tenant.
