The Cheshire Housing Authority is teaming up with area nonprofits to build a 45-unit affordable housing development in the south end of town.
The project, at 1538 South Main St., includes a mix of two- and three-bedroom units in three buildings, with a separate community building.
The proposed site consists of two parcels in the south end near Hamden along South Main Street/Route 10 and Rising Trail Road, totaling more than 5.4 acres.
The land is mainly vacant except for an existing single-family house built in the 1950s with an attached former dentist office, swimming pool, deck/patio and asphalt driveway.
The applicant, Jack’s Farm Housing LLC, is working out a purchase agreement for the land with Dr. Jack Greenspan.
A zone change from residential to affordable housing has been approved.
The developer is the Mutual Housing Association of South Central CT Inc., an affiliate of New Haven-based NeighborWorks New Horizons.
This is the first partnership with area housing agencies and the housing authority.
Anne Belcher, executive director of the housing authority, said Cheshire has a need for affordable housing, which now totals less than 4% and the state requirement is 10%.
The Housing Authority owns Beachport apartments, 48 elderly and disabled subsidized units, along with 20 affordable units at Foote Commons, and about nine other properties around town.
Affordable developments not owned by the authority include 100 elderly and disabled subsidized units in Hillside Village, and other properties throughout town.
The new development will have two farmhouse style buildings with 15 townhouse units and a barn-style building with 30 apartments.
Each unit would have two parking spaces with five handicap-accessible spaces on-site.
A public hearing on the application will continue before the Planning and Zoning Commission Monday.
