A Cheshire property hosting manufacturers AI-Tek Instruments and WANHO recently sold for $6.1 million.
Knotter Realty LLC – a company headed by Lakewood, New Jersey-based real estate investors Bernard D. Werzberger and Peretz Lubin – bought 150 Knotter Drive from 150 Knotter Drive LLC in a sale recorded by the town on Jan. 23.
The property includes a 113,829-square-foot industrial building and 21,346-square-foot office building on 34 acres, according to town assessing records. Both buildings are about 50 years old.
The seller’s principals include Leonard Mecca and Peter J. Sandore, both of Jupiter, Florida; David Elliott, of Southington; and Waterbury-based JSD Partners.
Mecca, Sandore and Elliott are also the principals of AI-Tek Instruments LLC, according to state business records. According to the company’s website, AI-Tek has for more than 60 years designed and manufactured electronic and electromechanical products that protect, monitor and control rotating equipment for military, aerospace, petrochemical, rail and industrial applications.
JSD Partners’ principal is Norman Drubner, a developer, broker and attorney who has long been active in the greater Waterbury area.
Attempts to reach Werzberger and Lubin were unsuccessful. The pair are principals of another limited liability company that paid $1.79 million for a 24,929-square-foot light industrial building on 2.4 acres in Middletown in July.
Nicholas Morizio and Sean Kumnick of Colliers represented the buyer and seller.
Morizio said the industrial real estate market remains strong for properties with the right characteristics. The Knotter Drive property is fully tenanted and has excess land for possible future expansion, Morizio noted.
