A Pennsylvania-based company specializing in heat treating manufactured parts recently paid $2.35 million for a 29,504-square-foot Berlin manufacturing building.
In a deed recorded April 7, a limited liability company affiliated with Solar Atmospheres bought the 1976-vintage, concrete and pre-finished metal building on 4.3 acres at 190 New Park Drive from 15 Valmar LLC, of Berlin.
The seller’s principals, Dale Applegreen and Llewellyn Isaacs, are also principals of Erection & Welding Contractors LLC, a nearly 27-year-old business that had been located at 190 New Park Drive.
This will be the seventh location for Solar Atmospheres, which, according to its website, has two locations in Pennsylvania, two in California, one in South Carolina and another in Michigan. It caters to aerospace, automotive, defense, medical, power generation and other industries.
Dan Garofalo Jr., of Reno Properties Group, was the listing broker. Jay Morris, of O,R&L Commercial, represented the buyer.
The buyer paid an additional $500,000 to the seller for equipment in the building, Garofalo said.
“This was a great fit for both parties,” Garofalo said. “The property offers tremendous potential for growth and aligns well with Solar Atmospheres’ expansion into the New England market.”
