CT office building approved for 208-unit apartment conversion sells for $13.1M

A Wilton office building that has been approved for conversion into a four-story, 208-unit apartment building has sold for $13.1 million, according to the town’s property transfer records.

Fort Lee, New Jersey-based developer AMS Acquisitions, doing business as ARC-AMS Wilton Owner LLC, has bought the three-story, 50,953-square-foot structure, which was built in 1957, on a 4.74-acre parcel from Mt. Vernon, New York-based FGI Realty Corp., doing business as FGI Wilton LLC.

Wilton’s Planning and Zoning Commission approved AMS Acquisition’s plans for the 208-unit apartment building in May 2024, and approved an amendment to the plan in April of this year, according to town officials.

“The design team includes Beinfield Architecture and SLR Consulting, who have designed the site and building to be sensitive to the views from Danbury Road and to greatly improve the buffer to the Norwalk River,” the application said.

The property is appraised at $7.98 million, according to property records.
