A developer is proposing to convert a two-story office building in Greenwich, at 18 Valley Road, into a four-story apartment building with 46 units, according to an application filed with the town.
The proposal is tentatively scheduled to go before the town’s Planning and Zoning Commission on April 8, according to Planner II Bianca Dygert.
Fareri Associates, doing business as Greenwich Park LLC, plans to construct the apartments within the structure’s first-floor parking area, second and third floors and an added fourth floor.
The apartments would consist of 17 one-bedroom units, 13 two- and three-bedroom units and three four-bedroom units, the application showed. Two apartments would be deemed moderate-income dwelling units.
The building, which would contain 88,634 square feet of living space within the converted 42,011-square-foot office building and a single-family home on the site, would keep a sub-grade parking area for 70 covered parking spaces.
“The renovated building, therefore, will contain one lower level of parking with four stories of residences above it,” the application said.
The buildings and 80,024-square-foot property, which would have eight uncovered parking spaces, is valued at $16.8 million and assessed at $11.8 million, according to property records.
