A senior housing development with 188 units is being proposed on two vacant lots on the west side of Blue Hills Avenue in Bloomfield, an area that features a mix of residential and light commercial buildings.
A Troy, New York-based company, UBH Senior LLC, is seeking zoning approvals for an “active adult senior living community” that includes a clubhouse, three apartment buildings, six townhouses and an outdoor amenity area with a dog park. It would have underground parking.
The 10-acre site at 871-885 Blue Hills Ave. was previously used as a construction staging yard and consists of mostly gravel. The properties are owned by Blue Hills Associates LLC based in Orange.
The plans, designed by BL Companies, show 164 apartments in three buildings, along with six 6,240-square-foot townhouse buildings with four units each.
Two four-story apartment buildings would be constructed, each spanning 17,200 square feet. The third apartment building, also four stories, would have a footprint of 10,900 square feet.
The developer is seeking a special permit and site plan approval from the Planning and Zoning Commission. A public hearing is expected to open during the commission’s next meeting on Aug. 22.
The 9.4-acre property at 871 Blue Hills Ave. is zoned for industrial use; the 0.9-acre property at 885 Blue Hills Ave. is zoned for commercial use. Multifamily development is an allowed use at the site.
The tallest building would be 49-feet tall. The exterior finishes would consist of aluminum and vinyl siding, stucco and thin stone, according to the application.
Construction is expected to begin in spring 2025 with estimated completion in late 2027. Residents would begin occupying the facilities in late 2027 or early 2028.
The applicant, UBH Senior LLC, is part of United Group of Companies.
