A New York-based developer has proposed partially converting a former 118,100-square-foot Pepperidge Farm office/factory on Norwalk’s Westport Avenue into a 600-unit storage facility, according to an application filed with the city.
The property has several buildings, including a large commercial building that was most recently used by Pepperidge Farm, until the company closed the office in 2023. The building, located on the west side of the property, includes 25,362 square feet of office space and 85,456 square feet of manufacturing space.
TVG Partners wants to convert the larger manufacturing space into a three-story self-storage building and maintain the existing office space.
The proposed self-storage facility will result in less intense use of the property and less vehicular traffic and parking than the factory, which employed 150 people, the application said.
“The self-storage facility will require minimal on-site employees, and traffic generated by the self-storage portion of the building would be limited to customers occasionally moving items in and out of storage,” it said.
The site has 411 parking spaces, exceeding the 94 spaces required for the proposed self-storage facility and office space.
TVG Partners is under contract to buy the 6.53-acre property from Pepperidge Farm Inc., which was acquired by Campbell Soup in 1961. Campbell Soup closed the office in 2023 and consolidated operations to Camden, New Jersey. Pepperidge Farm still has a production facility in Bloomfield.
The property was appraised at $20.4 million and assessed at $14.3 million in 2023, according to property records.
