The new owner of a brick office building at 495 Orange St., New Haven, plans to convert it into residential apartments.
495 Orange LLC purchased the property for $900,000. Avi Lipsker is listed as principal of the company, which was formed in October, according to the Secretary of the State’s office.
The 5,650-square-foot building was built in 1900.
Ted Schaffer and Renee Stevens of Press/Cuozzo Commercial Services in Hamden were the listing brokers and represented the seller, Orange Haven Associates.
Matt Nolan of East Rock Real Estate and Management, represented the buyer.
The buyer plans to convert the building to residential units, according to a press release from Stephen Press, SIOR, co-principal of Press/Cuozzo Commercial Services.

Phoenix Fitness leases industrial space in North Haven
Phoenix Fitness LLC has leased a 7,000-square-foot space at 8 Massimo Dr., North Haven.
Stephen Press, SIOR, co-principal of Press/Cuozzo Commercial Services, represented both the building’s owner, Kylemac Properties, and the tenant.
Terms of the lease were not disclosed, though Press indicated it is “long-term.”
Phoenix Fitness provides personal training and nutrition guidance tailored to customers’ individual physical and dietary needs to improve body composition, performance and muscle development.

Branford agency closes deal on multi-tenant office building
A multi-tenant office building with river views at 553 Portland-Cobalt Rd., Portland, has sold for $513,000.
The buyer, Lin Fei Huang, is a real estate investor.
The fully-leased property is a 3,586-square-foot, two-story, wood frame building with a dentist on the first floor and a hair salon and attorney’s office on the second floor.
Kristin Geenty and Kevin Geenty of The Geenty Group, Realtors in Branford were the brokers for the seller, Portland-Cobalt Road LLC. Kerry Hart of the Lori Vogel Team at William Raveis’ Middlefield office represented the buyer.
