The former downtown Hartford home of the popular Up Or On The Rocks nightclub has been sold.
The 8,800-square-foot, two-floor building at 48-56 Union Place was put up for sale in late 2022, with an $850,000 asking price.
It was purchased earlier this month for $275,000 by 48-56 Union Place LLC, which is controlled by principal Andrew Grocki.
Reached Friday morning, Grocki said he represents a group that is exploring all options for the property, including redevelopment opportunities. He said the group looks forward to working with the city of Hartford in getting the building back into reuse.
The property was formerly a hot spot for college students and younger people who frequented the Up Or On The Rocks nightclub, which closed in 2013 in the wake of two fatal shootings.
Since then, the building has fallen in disrepair and will require significant renovations.
The property abuts Allyn Street, which was formerly a popular nightlife destination until developers converted empty office space on the street to apartments, making it more of a residential community.
The property was sold by VICI Realty LLC, which is controlled by Alison Winter, who lists an East Northport, New York business address, state records show. VICI Realty originally purchased the property in 2012.
The building was built in 1935. Its current assessed value is $292,040, city records show.
