Developers of a massive mixed-use residential and commercial center off Route 691 in Cheshire are also proposing a gas station and convenience store with a drive-thru, and have commitments from retailers for about 70% of the retail storefronts.
Applicant Tri-Star Development LLC and owners Miller, Napolitano, Wolff LLC are proposing a gas station with convenience store and drive-thru at 1953 Highland Ave., part of the 100-plus-acre Stone Bridge Crossing project.
The gas station is proposed for Lot 1, located on the corner of New Town Road, Stone Bridge Court, and Route 10, directly across from the 691 exit 3 off-ramp.
The nearly 5,300-square-foot store would have a 4,725-square-foot convenience store, Mobil gas station, deli area and a lease space for another vendor to occupy with a drive-thru window.
The Planning and Zoning Commission at its meeting Feb. 13 set a Feb. 27 public hearing for Lot 1 as well as for Lots 5 and 6, which are the retail components of the special development district.
Tri-Star submitted architectural sketches of the retail center, which includes more than 130,000 square feet of retail and restaurant space with outdoor eating areas and drive-thrus.
Of the 22 available retail sites, more than 70% have lease commitments from prospective tenants, including all the restaurant spaces and the largest sites, a 40,000-square-foot grocery store and 22,000-square-foot retail space next door, according to a property leasing plan by Charter Realty and Development Corp.
Tri-Star and Charter have not yet named any tenants for the retail site.
The rest of the spaces range from 2,500 to 8,000 square feet, including four free-standing buildings throughout the parking area, some with double drive-thru lanes.
The overall development master plan includes more than 300 residential units, some of which are under construction, as well as a hotel and senior housing units.
