Greater Hartford housing market sees fewer sales, 5.6% increase in prices in March

The median sales price of single-family homes in Greater Hartford rose 5.6% to $396,250 in March compared to a year earlier, according to the Greater Hartford Association of REALTORS.

Meanwhile, sales decreased 4.8% (from 290 to 276) and pending sales increased 4.9% (from 347 to 364) in March. 

Housing inventory increased 2.9% (from 514 to 529) and new listings also increased 15.6% (from 398 to 460). The average days on market until sale decreased 10.3% (from 29 to 26 days), according to GHAR.

“More inventory is a good sign to start off the spring market,” said GHAR CEO Holly Callanan. “Hopefully this trend continues so buyers have more options going forward.”
 
Through the first three months of 2025, the median sales price of single family homes in Greater Hartford rose 7.6% to $380,000, while sales increased 0.6% to 826, and pending sales increased 7.5% to 976. 

 Greater Hartford condominium sales in March increased 19% to 119, while the median sales price rose 18% to $295,000, according to GHAR.
