Hamden medical building sells for $8.9M

A multi-tenant medical office building in Hamden has been sold for nearly $9 million.

AG-SC Whitney LLC, an affiliate of New York-based real estate investor Angelo Gordon & Co., bought the property in Jun from Water Street 1952 LLC and principal Todd Taylor of Guilford for $8.9 million, according to town land records.

The four-story building at 1952 Whitney Ave sits on 3.3 acres and has nearly 54,000 square feet of space.

Built in 1977, the property was renovated in 2020 and has a total appraised value of $6 million. It was last sold in 2019 for $6.25 million.

Tenant space ranges from 1,000 square feet up to more than 4,100 square feet, and tenants have included Dermatology Physicians of Connecticut, Performance Physical Therapy and Wellness, CenterWell Home Health, Endocrine Associates of Connecticut and the Anti-Defamation League.
