Hartford church properties sell for $3.75M; apartment redevelopments eyed

A pair of Hartford church properties, including one that was recently placed on an endangered historic properties list, have sold for $3.75 million and could be slated for new apartment developments.

The St. Augustine and St. Peter’s school properties located at 20 Clifford St. and 11 Charter Oak Place, respectively, sold earlier this month, city records show.

The buyer was Clifford Hartford LLC, which is controlled by New Haven-based Ocean Management LLC and its principal Shmuel Aizenberg.

Ocean Management has been active in Hartford recently, having purchased two key downtown Hartford properties in May for $7.1 million, including the “Grand on Ann” apartments at 201 Ann Uccello St. and the former High School Inc. building at 275 Asylum St. The seller of both properties was Joseph Novoseller, who is the managing principal of New Jersey-based Aria Legacy Group, city and state records show. 

Prior to this deal Novoseller had received city approvals to redevelop both properties into apartments.

According to Taylor Perun, a senior associate at the Northeast Private Client Group, which represented the buyer and seller in the deal, St. Augustine School, a 60,786-square-foot property that was built in 1939 and sits on 1.79 acres, is fully approved for a 47-unit apartment redevelopment. The project breakdown includes 29 one-bedroom units and 18 two-bedroom units. 

St. Peter’s School is a 56,296-square-foot building on 1.93 acres and has already been approved for a 53-unit apartment redevelopment made up of  11 studio, eight one-bedroom, and 33 two-bedroom units. 

St. Peter’s Church was also included in the sale.

Ocean Management didn’t immediately return a call or email for comment on the story. 

The Hartford Preservation Alliance earlier this year named St. Augustine School to its annual list of most endangered historic properties.
