Indus Realty gets tentative approval for 248,000-sq.-ft. Windsor warehouse

A site plan for a new warehouse/distribution center being proposed at 105 International Drive, in Windsor.

Windsor’s Planning and Zoning Commission has given Indus Realty tentative approval for a 248,000-square-foot distribution center on 59.6 acres near Bradley International Airport.

At its June 14 meeting, the commission unanimously agreed to approve Indus’ plans for 105 International Drive, provided it satisfied comments raised by town staff. The commission authorized Town Planner Eric Barz to make the final sign-off.

Assistant Town Planner Todd Sealy said those comments included minor site details, elevation, façade material and lighting suggestions. He anticipated the plans to be resubmitted with revisions shortly.

Indus submitted its application in April, shortly before Windsor officials adopted stricter controls over warehouse and logistics permitting in the form of a special permit review.

Indus Executive Vice President Tim Lescalleet said the development is the last available in Indus’ “New England Trade Port.” The other sites are all occupied and Indus prefers to have the next site permitted and ready to build on demand, Lescalleet said.  Having a permit in place can save four to six months, he said.

“We always want to have a building available and ready to build at all times,” Lescalleet said.

Lescalleet said Indus hasn’t yet decided if it will wait for a client or build on speculation. It has hired CBRE to market the site.

“Part of the reason for doing this is there is a lot of demand for industrial space in the area, particularly for users of this building size,” Lescalleet said.
