A Brooklyn, New York-based buyer recently paid $3.37 million for 182 acres of forest and farmland in Windsor.
The six properties were sold by a limited liability company tied to INDUS Realty Trust, which is a major force in industrial development in the greater Windsor area.
INDUS evolved out of a cigar company that had owned thousands of acres, mostly in the Windsor area, that were used for commercial development beginning in the 1970s. In recent years, INDUS has made several sales, offloading assets not tied to its focus on development of logistics and warehousing space.
In 2023, the company was acquired by private investment firms.
INDUS sold the six properties to Windsor Granby Properties LLC. The agriculturally zoned land sits between the Farmington River, East Granby town line, Stone Road and a neighborhood along Birchwood Road.
The properties include 126 Birchwood Road (0.63 acres), 872 Stone Road (99.2 acres), 890 Stone Road (14 acres), 986 Stone Road (23.5 acres), 996 Stone Road (14 acres) and 40 Hilltop Road (30.7 acres).
The principals of the buying LLC are Aaron Lebovits and Hershel Herbst, according to state records. The address listed by the LLC is shared by Park Developers & Builders. The construction company’s CEO is listed as Aaron Lebouits in business records maintained by the New York Secretary of the State’s office.
Attempts to reach Herbst and Lebovits were not successful Wednesday.
“It is my understanding that it was purchased for agricultural purposes,” Windsor Economic Development Director Patrick McMahon wrote in an email response to questions.
