A “spotless,” 25,312-square-foot Suffield warehouse on 4.3 acres sold in December to an investor for $1.6 million, and then immediately went back up for sale amid great interest from potential buyers.
The roughly 14-year-old warehouse, at 980 South St., previously hosted Florida-based nutritional supplement and vitamin maker Designs for Health.
The growing health supplement company recently consolidated from several smaller warehouses to larger, centralized ones, said O,R&L Managing Partner Jay Morris, who began advertising the Suffield property for sale in October.
The company – which held the property under DFH Real Estate LLC – wanted to unload the property by the end of 2024, so it lowered the initial asking price from $2.5 million to $1.9 million. When a tentative deal was brewing for even less, a Designs for Health company executive stepped in to purchase 980 South St. as an investment, Morris said.
The building was sold in December to a limited liability company whose principals are Philip and Gail Lizotte, who share a Florida address, according to public records. Phil Lizotte is listed as a company vice chair on the Designs for Health website.
Now, Morris is once again listing the property. He said there has been robust interest and he expects it to sell again shortly, and for a higher price.
Given its most recent user, the property is immaculate, without even a stain on its floor, Morris said. It has about 9,000 square feet of office space, as well as a solar array field that provides most of the building’s power needs.
