One of the islands in the Thimbles chain off the coast of Branford sold this week for $1.25 million.
The property, Belden Island, features sweeping water views and a four-bedroom cottage built in 1912. It overlooks a rolling lawn, beach and dock and sits on one acre. The deal also included two acres of deeded adjacent shellfish beds, according to Andrew Wood, vice president of public relations and communications with William Pitt • Julia B. Fee Sotheby's International Realty.
The firm has been handling the listing of this island and two others.
The sellers were Christine and Edmund Stoecklein. Christine is the widow of John Svenningsen, founder of Amscan Holdings Inc., and she purchased multiple islands in the late 90s and early 2000s after Svenningsen passed away.
The Belden Island sale closed on May 18. The agent was Margaret Muir of William Pitt Sotheby’s.
Belden’s Island LLC, whose principal is listed with the Secretary of the State’s office as Matthew Gunter of Glastonbury, bought the island.
This was the second of William Pitt’s three Thimble Island listings to sell.
Last summer, it handled the sale of Jepson Island, which features a two-bedroom home. That island sold for $715,000.
Its third Thimble Islands listing, which is still on the market, is Wheelers Island. It is being offered at $3.3 million, and includes an eight-bedroom home.
“The islands provide a sense of escape in these uncertain times, as well as control, as they are totally exclusive to whoever owns them,” Wood said.
In an unrelated deal last September, Potato Island, which features a 3,781-square-foot house, a pool and scenic water vistas, sold for $4.2 million, among the town’s highest recent residential real estate transactions.
