J Restaurant site in Hartford sold for $7M to accommodate hospital parking garage project

The owner of J Restaurant Bar in Hartford has sold numerous Washington Street properties, including vacant land and buildings, for $7 million to LAZ Parking, which plans to build a parking garage that will be leased to the Connecticut Children’s Medical Center.

Jordan Dikegoros will maintain ownership of the restaurant business, which was started by his father 54 years ago, and that Dikegoros has operated since 1987.

Part of the deal announced this week includes a one-year lease by LAZ to the restaurant so Dikegoros can explore options for the future, which range from reopening in another downtown Hartford location, moving outside of Hartford or not reopening. He said the latter option is not likely as his casual dining spot has long been a haven for families staying with children in the hospital.

He has also long served the political and corporate crowd in Hartford, and said he feels a strong connection to his customer base, which he hopes to maintain. 

A closing date has not been set, but Dikegoros said all 19 workers will have a job at J Restaurant as long as it stays open.

Dikegoros was not looking to sell, but said he was approached by LAZ Parking more than two years ago as part of a planned expansion by the hospital. 

Connecticut Children’s is currently in the process of building a new $280 million patient tower. 

LAZ bought four parcels of land from Dikegoros along with four houses behind the restaurant that will be moved to make room for a 900-stall parking area to serve the hospital. A stipulation of the sale by the city’s historical society calls for LAZ to move and not tear down four homes behind the restaurant property, Dikegoros said. 

His and the historical parcels were the only viable sites for the parking garage, Dikegoros said.
