A 3.62-acre property in New Haven’s Westville/West Rock neighborhoods that has been approved for a large-scale, mixed-use multifamily redevelopment has been listed for sale.
The asking price for “The Westville Gateway” site, at 781 Whalley Ave. and 50 Fitch St., is $10.5 million, according to a listing on LoopNet.
According to the listing, the sale would include 3.62 acres of land with complete site and coastal site plan approvals for a 357,312-square-foot mixed-use building featuring 245 residential units and commercial retail space.
“Positioned along the Westville/West Rock New Haven line and nestled beside the picturesque West River, this development offers the perfect blend of natural beauty and modern luxury,” the listing says. “The Westville Gateway is designed to capitalize on New Haven's thriving real estate market, supported by strong economic anchors such as Yale University, Yale New Haven Hospital, and a flourishing life sciences sector.”
The planned redevelopment received approvals in 2022. It called for knocking two commercial buildings on-site and constructing a multifamily property with a mix of studio, one-, two-, and three-bedroom apartments, as well as three-bedroom townhouses, according to the listing. Five percent of the units must be designated as affordable housing.
The approved plans also include 2,300 square feet of retail space, 219 parking spaces and 25,000 square feet of indoor and outdoor amenities, such as a pool, fire pits, rooftop deck, cinema and pet spa, the listing says.
The property is currently owned by 50 Fitch LLC, whose principals are Mendel M. Paris and Sim Levenhartz. They bought the property in 2019 for $3.1 million, records show.
Anne-Marie Dube and Sandy Strickling, of West Hartford-based Sky Realty Group, have the listing.
