A Massachusetts cannabis has bought the second of two Hartford properties needed for a planned growing, production and retail facility off Interstate 91.
Hartford’s Planning and Zoning Commission, last November, signed off on a plan by cannabis company INSA to build a 7,600-square-foot “state-of-the-art” retail and educational space for cannabis sales, as well as a 83,441-square-foot growing and production facility on neighboring Brainard Road properties.
In May, INSA paid $2.5 million for a 3,126-square-foot building on a half-acre property at 167 Brainard Road that previously hosted Restoration Lighting Gallery.
On July 31, East Hartford-based Goman + York Property Advisors LLC announced INSA has completed a $4 million purchase of the adjacent 5.2-acre property at 165 Brainard Road. This includes a 28,000-square-foot building that had housed the USS Chowder Pot IV restaurant.
The sale of this property was arranged and managed by Rob Montesi and Dave Dumeer, both senior vice president of transactional services with Goman+York Property Advisors.
Goman identified the Hartford properties based on state regulation and INSA's criteria. Dumeer said the company wanted a location in Connecticut far enough away from its Springfield location so as to draw on a different customer base.
The Brainard Road site offers excellent access to a network of highways and has excellent visibility from Interstate 91, Dumeer noted. It has an existing, well-positioned, billboard and ample infrastructure capacity.
The Chowder Pot site was not on the market, but the owner agreed to sell after it was approached by Goman, Dumeer said.
Attempts to reach an INSA representative were not immediately sucessful Monday.
Montesi said INSA will open up its retail location as it works to built out its cultivation and processing building. Montesi wasn't certain precisely when retail operations will start, but said INSA is certain to take time to upgrade the Restoration Lighting building to its appealing, experiential asethetic.
"They put a lot of consideration into everything they do," Montesi said. "They are very professional."
