Middletown manufacturer wants to build a new 100,000-sq.-ft. warehouse in the city

A Middletown filtration company is looking to build a new multiphase 100,000-square-foot warehouse and manufacturing facility for growth and expansion.

Applicant and construction management company EriKelAri LLC and Gary Dayharsh are seeking approval from Middletown land use boards for the two-phase project at 1189 and 1221 Middle St., Middletown.

The site will be a new facility for Middletown-based Shelco Filters, which is growing and will use the new space for its liquid purification filters production, while maintaining its existing building on nearby Bradley Street in Middletown. 

The project will be built in two phases, each completing a 50,000 square foot portion, along with access driveways, parking and site improvements.

The first phase of the project, costing up to $8 million, would start in the fall, pending land use board approval, and take roughly 10 to 12 months to complete, Dayharsh said.

Phase two would be built after Shelco expands into its new space and needs the additional building, Dayharsh said.
 
Shelco is under contract to purchase the 10.5-acre site from owner Shared Dream Realty and principal Beth G. Roccapriore, pending application approval. 

The property currently has a partially developed single family home at 1189 Middle St., and an out building at 1221 Middle St. 

Dayharsh said Shelco is looking to build new due to the lack of suitable warehouse and manufacturing space in the area.
