A Massachusetts developer is planning a mixed-use complex on Windsor Avenue that will include a convenience store, gas station, car wash and daycare center.
Applicant and owner Dijon LLC is proposing the redevelopment of roughly 13.8 acres at 29 Windsor Ave., with 33,750 square feet of new construction.
The site will contain a 12,000-square-foot retail building, 10,000-square-foot daycare center with additional exterior play area, 6,000-square-foot convenience store with drive-thru lane, fueling stations and a 5,250-square-foot car wash with vacuums, according to plans submitted to town land use boards.
The property also contains an area for electric vehicle charging stations.
That work is part of phase one for the project, the application reads. Uses included for phase two have not yet been identified by the applicant.
Principals of Springfield, Mass., Dijon LLC are Dinesh Patel, John Dennis and Vidhyadhar Mitta.
The property is located just off Interstate 91 at exit 34,
A former American Motor Lodge on the property, previously owned by Prime Motel Corp., has been demolished, according to the application.
Dijon LLC bought the property from Prime Motel in 2018 for $1.95 million. The property has a total appraised value of nearly $2.4 million.
