A New Haven-based management company that acquired several Hartford apartment complexes in recent years has sold a residential building in the Elm City.
Shmuel Aizenberg, principal of New Haven-based Ocean Management LLC, sold a 20-unit apartment building at 1476 Chapel St., to Monroe-based 1476 Chapel Management LLC and principal Neal Patel for $2.4 million in a deal recorded July 14.
Aizenberg bought the property in 2019 for $1.75 million, and it has a total appraised value of more than $1.7 million, according to city land records.
Aizenberg has been an active buyer in New Haven and Hartford, but he’s also run into some issues as well, with several properties in foreclosure or facing tax liens, land records show.
In 2021, Aizenberg bought multiple Hartford properties, including the 68-unit Hunting Place Apartments in the Asylum Hill neighborhood for $5 million; “Grand on Ann” apartments at 201 Ann Uccello St., for $3.15 million; the former High School Inc. building at 275 Asylum St.. for $3.9 million; and two former Catholic school properties at 20 Clifford St. and 11 Charter Oak Place for $3.75 million, properties that were sites for possible new apartment developments.
Built in 1900, the three-story Chapel Street apartments feature 20 units over 19,520 square feet.
