New owner of Glastonbury marina envisions creating ’destination location’

The owner of downtown New Britain’s mixed-use luxury apartment property the Assembly Room has purchased a Glastonbury marina, hoping to make environmental and site improvements and turn it into a “destination location.”

Dan Czyzewski, principal of Newington-based Exclusive Development LLC, bought the 12-acre property at 684 Tryon St., in South Glastonbury, at auction for $1.43 million.

It has 225 boat slips along the Connecticut River, and was closed at the end of last season. 

According to town property records, former owners EMP CT1 LLC and principal Royden Cooper of Epum Marina Partners in 2021 paid $2.8 million for the site, previously known as Seaboard Marina. 

An auction of the marina was facilitated on-site in April by Massachusetts-based JJ Manning Auctioneers.

The marina is open at partial capacity, with slips still available for the remainder of this year’s boating season, which runs from May 1 to Oct. 31.

Czyzewski said he took in new clients this season, including many previous boat owners who had rented slips in Glastonbury. 

Czyzewski said he has so far repaired boat lifts, and is in the process of removing abandoned boats and cleaning up the property.

He is also offering winter storage for boats up to 44 feet, winterization and shrink wrapping.

He must also conduct dredging work, for which he has gained a permit and is seeking bids to have the work completed by the end of the season.

Dredging the water will allow for better access, especially for larger boats, which would bring the marina up to full capacity and help him reach profitability, he said.

He is also considering long-range plans that could include a restaurant at the marina. It currently has boats and a snack bar. He has not yet determined the scope and cost of the renovation work. 

Czyzewski is owner of The Assembly Room, a 44-unit luxury apartment in downtown New Britain with a ground-floor industrial dining hall that has several restaurant tenants.

The apartments are fully occupied with a waiting list, he said. The dining hall also has new tenants, including a new wood-fired pizza restaurant called Slice, and a cafe called Froth.

Czyzewski said he’s been eyeing the marina’s “prime location” for several years as it came on and off the market.

“We really want to create a destination space on the water,” he said, adding that he doesn’t yet have a figure for the investment, but wants to make improvements to best take advantage of “the million-dollar views.”
