The new owners of a Stratford mixed-use property in the center of town plan to completely renovate the top two floors into all residential units.
TLRS Properties LLC, of Stratford, and principal Terence G. Blake bought the building at 2399-2419 Main St., for $2.85 million from Jarvis Brothers LLC in mid-February, according to town land records.
The three-story building contains 30,000 square feet of space, with three restaurants on the main floor and a mix of offices and apartments on the second and third floors.
Blake and TLRS specialize in building rehabilitations with his sons Ryan and Shawn Blake. He said all tenants have vacated the property because he will do a complete overhaul of the boiler and other building systems and a total conversion of the existing second- and third-floors into apartments.
He anticipates about a $1 million investment for the project, which will create all market rate one-, two-, and three-bedroom apartments, which will be available to rent in about a year’s time, Terence Blake said.
The three restaurants on the main floor will not have to close since they are on separate operating systems. Those spaces have popular eateries, including PreGame sports bar and grill, Cibus Latin fusion restaurant and Acapulcos Mexican Cantina, which has been there for more than 20 years, Blake said.
The building dates back to 1919, and last changed hands in 2000 when Jarvis Brothers bought it for $1.1 million.
TLRS has worked on projects such as the Little River shopping center in Oxford, medical and office buildings around greater Bridgeport, and is currently building 12 one-bedroom apartments at the Paradise Green complex in Stratford.
