Next hearing set for major redevelopment of Fairfield’s Circle Hotel

A public hearing is scheduled to continue on March 11 for a substantial redevelopment of an 80-room hotel in Fairfield.

Norwalk-based Spinnaker Real Estate Partners proposes demolishing the hotel, at 441 Post Road, and building a 110-room, four-story hotel and a 250-unit, four-story apartment building on the 8-acre site, according to an application filed with the Planning and Zoning Department.

The project has already been discussed in two planning and zoning meetings. It is on the agenda for a meeting next Tuesday, and could be continued again for another meeting on March 18, said Fairfield Planning Director Jim Wendt. 

“We’re hopeful that we can complete the public hearing on the 18th,” Wendt said.

The proposal includes building a 473-space parking garage and 65 parking spaces from the Circle Diner, which will remain at its current location adjacent to the site, the application said.

The 256,568-square-foot apartment building would contain 36 studios averaging 560 square feet; 150, one-bedroom units averaging 785 square feet; and 64, two-bedroom units averaging 1,176 square feet.

According to the application, 12% of the apartments would be deemed affordable housing.

The hotel would house 59,148 square feet of space.

Plans also call for a “robust landscape plan” that would include over 280 trees, over 430 shrubs, and many hundred more perennials and grasses, the application stated.
