A New Haven property owner is looking to renovate a downtown building and create new office space.
Property owner Nick Lloyd, of Brown Street New Haven LLC, has an application into the City Plan Commission for the redevelopment of 99-109 Water St.
The plan involves the renovation and restoration of an existing and underutilized two-story, 6,387-square-foot brick building into a general office building with parking for 23 vehicles on just over half-an-acre across two parcels.
The property is located between the city’s Long Wharf area and Wooster Square neighborhood.
Lloyd could not be reached for comment but said in the application that “This redevelopment transforms the site into a sustainable, modern office complex.”
Brown Street acquired the property for $1.5 million in 2022. Prior to that, it was sold for $600,000 in 2005, according to city records.
Construction is expected to start in January 2025 and end by December of that same year, according to the application.
