A Pennsylvania real estate investment company recently paid $3.44 million for a Manchester office building hosting an optometry practice.
In a deed recorded by the town on Sept. 6, a limited liability company whose principal is optometrist Richard A. Fichman sold the 11,856-square-foot, brick-sided office building on a half-acre at 178 Hartford Road to Terravet Eye Manchester LLC.
The 29-year-old, two-story building currently hosts a SightMD Connecticut location.
Terravet Eye Manchester’s principal is Terravet Real Estate Fund III LP. Both entities share an address with Terravet Real Estate Solutions, a real estate investment firm that, according to its website, specializes in acquisition and management of veterinary properties.
According to Terravet’s website, it has acquired more than 200 properties across multiple states, currently owns more than 150 sites and has raised more than $325 million in equity.
"We see tremendous potential in both the location and the quality of this property, and we're exxcited to invest in its future," Terravet CEO Daniel Eisenstadt said, "As healthcare continues to evolve, having a well-positioned building like this one allows us to support the growth of practices that prioritize top-tier patient care. Our planned renovations will ensure that this facility remains a state-of-the-art environment for advancing healthcare services."
The Manchester building had hosted one of four Fichman Eye Centers, owned by Richard Fichman, before New York-based Sight Growth Partners’ 2021 announcement it would take over administration of the four locations under the name SightMD Connecticut.
New York-based NNN Pro Group represented the seller.
