A 4.35-acre parcel in Canton has sold for $1.4 million to a Pennsylvania-based developer that plans to build a 100-unit multifamily development on-site.

The property at 115 Albany Turnpike traded hands in late January, property records show. The buyer was Northridge Apartments LLC, which is controlled by Daniel J. Mancosh and Keith Lenhart, who list a Pennsylvania business address.

Mancosh and Lenhart lead Seven Fields, Pennsylvania-based A.R. Building Co. Inc., which last year received land-use approvals to erect a two-building, 100-unit apartment complex at 115 Albany Turnpike.

The site is located behind a CVS and UConn medical building along Route 44 at the corner of Lawton Road.

Neil S. Pade, Canton’s director of planning and community development, said the town was advised by the developer to expect a building permit application and construction drawings for the project around the first week of April.

The project is expected to include a clubhouse, pill area and parking area, according to documents filed with the town.

The property’s seller was Lawton Properties LLC, a limited liability company tied to Farmington-based Konover Development.

The building last traded hands in 2008 for $1.1 million, property records show. The property’s appraised value in 2023 was $512,970, records show.
