Pickleball development project gets zoning exception, buys site for new CT facility

Plans for a new pickleball facility along the Day Hill Road corridor in Windsor are moving along, after the development team won special zoning change approval and purchased the project site.

Day Hill Road Land LLC sold the 5-acre property at 20 Day Hill Road to 20 Day Hill Road LLC for $192,000 in a deal recorded May 28.

New owners Frank DeMarinis and Jeffrey Morneau are planning to build a two-story, 15,600-square-foot indoor pickleball facility with 13 courts and a small reception area. 

Sage Engineering of Westfield, Mass., will build the facility.

The development team was also granted a special zoning exception last week from the town’s Planning and Zoning Commission. It was required to allow a recreational facility at 20 Day Hill Road, which is in the town’s restricted commercial zone that allows hotels and office use.

Windsor Economic Development Director Patrick McMahon said the Day Hill Road corridor is becoming a budding recreational center, and that a pickleball court “would be another great amenity to add to that area,” due in part to the increased popularity of the sport.

The team will now submit a full site plan application to the commission for review and approval.
