A developer has received zoning approval to build a 20,000-square-foot warehouse in Berlin, on the last undeveloped lot in the town’s Clark Drive-Commerce Way subdivision.
The 1.77 property at 0 Clark Drive would be developed by Westwood Real Estate Holdings, which is based on Stamford.
The parcel is owned by Stamford-based Heywood Homes.
Westwood plans to construct a 200-by-100-foot warehouse on the lot, which will be carved into four, 5,000-square-foot spaces, each with its own overhead door and loading area.
Contractors will lease the spaces to store equipment and supplies. Each space will have a bathroom.
Offices could be added, but the building will be used primarily for industrial, said Jim Cassidy, of Hallisey Pearson & Cassidy, an engineering firm in Cromwell.
The property is bounded by two residential properties on Redwood Lane to the south. It’s surrounded by industrial uses on the other sides.
The warehouse will have 28 parking spaces and two accessways, one that leads to the rear of the building, and the other, to the front parking lot.
Last week, the Planning and Zoning Commission unanimously approved Westwood’s site plan application for the project.
The town’s economic development director, Chris Edge, wrote a letter to the zoning board in support of the project
The letter says that Westwood has been involved with commercial, residential and industrial projects for more than two decades and is known for its high-quality construction.
The project will be a significant benefit to the town, as the property has sat vacant for many years, the letter states.
