Proposed two-building, 96-unit apartment development in Fairfield given go-ahead with conditions

A proposal to construct a two-building, 96-unit apartment development on Fairfield’s Black Rock Turnpike was approved with conditions on Tuesday night.

The town’s Planning and Zoning Commission (P&Z) has allowed Fairfield developer Alfonso Cammarota, doing business as 4480 Black Rock LLC, to build two six-story buildings with 48 apartments each on a 4.72-acre parcel of undeveloped land, at 4480 Black Rock Turnpike.

Each building will have two levels of garaged parking under four stories of residential housing, according to an application filed with the town in February. There will be 54 garaged spaces under one building, 51 spaces under the other and another 25 along the complex’s driveway.

The complex will have 29 units of affordable housing, per the state’s 8-30g affordable housing statute.

The commission approved Cammarota’s proposal with eight conditions that include not allowing den spaces to be turned into bedrooms and requiring a wildlife survey and tree replacement.

The commission is reviewing nine multifamily housing applications that were proposed under the statute before the town’s four-year moratorium on 8-30g applications took effect on April 1.
