An applicant is planning to renovate part of a former Pratt & Whitney industrial building in Windsor Locks to create 20 self-storage or contractor units.
Daniel Sullivan, owner of Avon-based 523 Halfway House LLC, is seeking a special permit for an adaptive reuse of part of 523-529 Halfway House Road.
The project would include work to Building 1, a metal structure built in 1988 and expanded in 1994, including demolition of existing offices and the mezzanine built in 1994 that connected it to Building 2.
The renovations of Building 1 will create 20 new self-storage units, each with approximately 1,000 square feet of space, that could be used for contractors or similar small business storage needs, the applicant said.
Seventeen new 14-foot tall overhead doors will be installed. The applicant is also proposing an additional 14 parking spaces.
The building was originally used as a turbine engine repair shop. The tenants in Building 2 used their portion for storage of surf boards. They will continue to occupy that space for another 18 months, until a new tenant expresses interest, then renovations will be planned, according to the application.
