Self-storage facility planned for Essex industrial site

The buyer of an industrial property in Essex plans to use it for a self-storage facility. 

The property, at 35-41 Industrial Park Rd., recently sold for $740,000. The buyer, 35 Industrial Park LLC, bought the site from Darshan LLC.

The new owner’s principals are Erik Schafer and C.J. Bardy, and the pair plans to renovate the light industrial building for use as a self-storage facility. It previously had been used by manufacturer APCO Products Inc.

In recent months, the buyers successfully requested that the Essex Zoning Commission amend local regulations so a self-storage business would be allowed in the town’s industrial zones.

Kevin Geenty of the Geenty Group, Realtors was the broker for the seller, and Penny Parker of Lyman Commercial Real Estate in Westbrook was the agent for the buyer. 


Investor buys Hamden “Brownstone” building

2365 Whitney Ave., Hamden

An investor recently purchased a single-story building at 2365 Whitney Ave., Hamden, known as the “Brownstone” building because the Brownstone House Family Restaurant is a tenant.

The transaction closed on Aug. 6 for $590,000. Stephen Press, co-principal of Press|Cuozzo Commercial Services, represented the sellers, the Malavolti Family, and procured the buyer, CLMSR LLC.

The .17-acre site includes a one-story masonry multi-tenant retail and restaurant facility of 3,345 square feet.

According to Press, the buyer purchased the site as an investment, with no current plans to change tenants.
