A development team that recently purchased a church-owned property in Shelton is planning an eight-home single-family development.
Huntington Congregational Church Inc. sold property at 16 Ripton Road to Huntington Village LLC for $1 million in a deal recorded Nov. 13. Huntington Village is a Shelton-based entity controlled by principals Schuyler Wells, Royal Wells and Ronald Schauwecker.
The team in July won town approval to build a development of eight single-family residential units on the property, which sits near the Huntington Green, local churches, a public library, post office, banks, community center, restaurants, shops on the Green, and close to the Brownson Country Club.
One lot will be accessible from frontage on Ripton Road, and the remaining seven homes will be accessible from a private road.
The nearly 6-acre property is raw land, according to the application, and part of the property, roughly 2 acres, will serve as a permanent conservation easement.
It’s located along Route 108 within two miles of Route 8 and Shelton’s main commercial corridor, and five minutes from the Merritt Parkway, Route 15.
The property has a total appraised value of $276,000, according to town records.
