A plan by a Massachusetts-based developer to build four new commercial spaces, including a Starbucks and Chipotle, near South Windsor’s Promenade Shops at Evergreen Walk has been approved.
The plan by property owner O’Evergreen LLC, an affiliate of O’Connell Development Group out of Holyoke, calls for three new buildings totaling 10,725 square feet, including a new Starbucks and Chipotle, along with two more spaces for restaurants or retail.
The 6-acre parcel located at Cedar Avenue and Buckland Road in South Windsor, is primarily undeveloped land, known as Unit 5 of Evergreen Walk.
The 2,400-square-foot Starbucks would have a traditional drive-thru lane and patio, and a 1,000-square-foot site for a separate retail operation attached. The 2,325-square-foot Chipotle would include a drive-up lane for mobile order pick-up only.
The commercial plan, which was approved by the town Planning and Zoning Commission in October, also includes a 5,000-square-foot restaurant with no drive-thru for an unknown tenant. The complex would have 191 parking spaces.
The site is located close to the busy Promenade Shops at Evergreen Walk retail complex, which contains high-end shops, restaurants and retail.
A New York-based developer is also looking to build a nearby 165-unit multifamily residential complex, the Residences at Evergreen Walk.
