Strong demand for Ellington retail building just as construction begins

Mere weeks after breaking ground on a 7,200-square-foot retail building in Ellington, developer Reggie D. Kronstadt and partners are close to filling the property.

A Starbucks had agreed to occupy a portion of the new building in a Big Y-anchored retail plaza at 135 West Road, before construction began in early August. Krown Point Capital Principal Reggie Kronstadt, a partner in the project, said Hartford HealthCare affiliate GoHealth has agreed to lease a 3,250-square-foot portion for an urgent-care center.

That leaves just a 1,500-square-foot storefront available. Kronstadt said he is fielding multiple inquiries.

Kronstadt said marketing didn’t even begin until site work commenced. He credits the “intense” interest to the plaza’s prominent location along Route 83, coupled with a strong existing retail presence, including a fitness center, liquor store and nail salon.

“I think Ellington has a lot of opportunity and I think people see that,” Kronstadt said.

Kronstadt and partners, including Kevin R. Wang from New York-based KRW Realty Advisors, paid $27.75 million for the 29.9-acre plaza in March. At the time, it hosted three buildings totaling nearly 100,000 square feet, each of which was built between 2006 and 2009.

The partners quickly worked with city officials to design and permit the new addition. Kronstadt praised the collaborative approach town officials took with the project.

Kronstadt said he and his partners plan to add electric vehicle chargers to the plaza and are just now contemplating how to develop 5.5 available acres. Kronstadt said the site could host multifamily or commercial development. Their path will be informed by conversations with town officials, he said.

“We just started thinking about the highest and best use that ties with the town and tucks in with what we have,” Kronstadt said. “We want it to be the right program for the Town of Ellington and the site itself.”
