Three roughly century-old apartment buildings with a total of 25 units in Hartford and common ownership recently sold for $2 million.
Gus Associates LLC, whose principal is Stephen Glazer of Narragansett, Rhode Island, sold a 12-unit, brick apartment building at 36-38 School St. to LYB Holdings LLC, of Monsey, New York in a $925,000 sale recorded July 30.
The buying LLC’s address is listed as Monsey in city assessment records. According to state business records, its principal is Yitzchok Kahana, who lists a Bristol address for his residence and business.
In June, Charter Oak Management Services LLC – which shares a Hartford post office box with Gus Associates – sold a six-unit, brick apartment building at 45-47 School St. to Connecticut Trust I LLC, of Saint James, New York for $550,000. The buying LLC lists two more LLCs as principals, both of which are registered in Delaware.
In another sale, recorded May 28, Charter Oak Management sold a seven-unit, brick apartment building at 97-99 Wethersfield Ave. to Este Place Properties, of Marlton, New Jersey, for $585,000.
Thuyan Tran, of Oxford Realty Group, represented the sellers in these off-market sales. Amanda Faroni-Sheehan, of Oxford Realty, represented the buyers and noted the transactions involved a common seller.
