Torrington developer completes and sells Dollar General store in Vernon for $2.8M

Torrington-based Calito Development Group LLC recently completed and sold a Dollar General building in the Rockville section of Vernon for $2.8 million.
Calito, helmed by Matt Eucalitto, paid $675,000 for a 1.6-acre property at 38-43 East Main St. last October. Calito demolished an existing commercial building to erect a 10,640-square-foot brick and glass retail building designed specifically to house the national discount retailer.
The new building and associated property was sold to the Frank Alex Vedres 2007 Living Trust in a $2.8 million deal recorded on June 12.
The property comes with a secured 15-year, triple-net lease.
Daniel R. de Sa’ and Robert P. James of New York-based HMX Realty Advisors brokered the sale.
“We had good activity during the marketing process, as investors like these long-term, triple-net leased properties to investment-grade tenants,” de Sa’ said. “It provides a safe, passive income stream.”
